At 370k per sqm. Parkford Suites is Alveo’s most expensive condo to date

Living in the heart of a central business district has its perks — skyline views of surrounding cities and towers sitting side by side, the proximity of malls, restaurants, supermarkets and, if you’re lucky, your workplace is a few minutes’ walk.

By their very nature, CBDs are concrete jungles — and when one lives near a garden or park, the experience becomes more pleasant, and the real estate surrounding the parks more premium.

Alveo Land recently launched its latest residential development called Parkford Suites — its most expensive condominium to date. It’s a 35-story tower located in Makati CBD offering that rare experience of living right next to a park — two parks, in fact: Legazpi Active Park and Washington Sycip Park, two of Makati’s “most lush and popular community convergence spots.”

Parkford Suites Legazpi units were launched at P370k per sqm. or an average selling price of P55 million per unit. For comparison, Makati CBD residential condos sell at an average of P220k to P300k per sqm. while ultra-luxury projects sell up to P600k per sqm.

The tower’s total sales value is approximately P9 billion for all 163 units, which are configured in two-bedroom units (125 to 142 sqm.) and three-bedroom units (180 to 181 sqm.). “Parkford Suites Legazpi is designed to fulfill the market’s need for an exclusive Makati Central Business District residence. It offers prime parkside living within a major business district,” says Alveo chief operating officer Rufino “Gutz” Gutierrez.

The main lobby boasts an elegant design with upscale and organic materials intended to extend the park experience into the development.

Units have ensuite bathrooms for all bedrooms, walk-in closet for the master’s bedroom, double-sink master’s bathroom, and a powder room for guests.

“On the amenity floor are a lap pool, wading pool and kiddie pool, function rooms, fitness gym, shower room and an outdoor kid’s play area. Aside from its refined and upscale design, the tower’s common areas and residential units will be provided with 100 percent back-up power in case of emergency.”

Gutz reveals that Alveo acquired two buildings that are fronting the parks to build Parkford Suites. The tower is 500 meters from the Asian Institute of Management, 600 meters from the Greenbelt complex and a kilometer from Ayala Museum.

When asked if Ayala Land considered whether the condo should be built by Ayala Land Premier (ALP), the company’s luxury brand, or Alveo, which caters to the middle to high-end market, Gutz says yes and even with a location that would have fit ALP’s market profile, ALI decided to go with Alveo for strategic reasons.

“To match this prime location, Alveo has designed the residential tower with premium finishes and specifications. From the lobby and amenity floor to unit deliverables, Parkford Suites Legazpi will be using upscale materials and finishes that extend the park experience into the tower.”

Parkford Suites Legazpi is expected to turn over by end 2026.
