Pueblo de Oro Development Corporation (PDO), the residential arm of the ICCP Group, is positioning 2025 as a banner year with multiple project launches and key completions across Luzon, Visayas, and Mindanao, including the strategic expansion of its flagship 400-hectare Cagayan de Oro township.
“The projects we launched in 2024 will come online in the coming year. Additionally, we will be launching and commencing new developments,” said Prim Nolido, PDO President and Chief Operating Officer. “It will be a busy year, especially with the expansion of our Cagayan de Oro township.”
Batangas: Affordable communities gain momentum

Fresh from launching the ₱1.8-billion Pueblo de Oro Courtyards Lipa—a 10-hectare townhouse enclave in San Benito set for 2027 completion—PDO is doubling down in the province with Westwoods Heights. Slated for rollout this year, the 13-hectare, ₱1.7-billion Batangas City project in Tingga Itaas will deliver 548 budget-friendly house-and-lot packages and open lots. These Batangas developments answer the demand for accessible, family-centric communities outside Metro Manila’s congestion. Locators benefit from proximity to schools, workplaces, and retail hubs.
Cebu breakthrough: Economic housing in heritage hub

In the Visayas, PDO has broken ground on Pueblo de Oro Townhomes Carcar—a ₱1.2-billion economic housing venture on a 10-hectare site in Can-asujan, Carcar City. The 900-unit community, launching in Q1 2025, marks PDO’s first Cebu foray, targeting middle-income families in the province’s heritage and tourism corridor.

Cagayan de Oro: Urban transformation in motion
Mindanao takes center stage in PDO’s growth strategy. Construction is progressing on Westwoods Storeys, a seven-tower mid-rise condominium within the 40-hectare Urban Rainforest enclave. The ₱3-billion project’s first tower (989 units total) will rise in Carmen by 2026.

Meanwhile, the city council greenlit the Masterson Mile North luxury condominium—a game-changing ₱13.5-billion, five-tower high-rise (22-26 floors) designed by Gensler Singapore and Casas+ Architects. Slated as CDO’s first premium vertical community, its inaugural tower will debut in 2026, anchoring the Uptown district’s evolution into a global urban hub.

Adding to the momentum, PDO recently unveiled Southridge—a 31-hectare Silicon Valley-inspired mixed-use zone at the new Laguindingan-PDO Diversion Road junction. The township expansion will blend residential, commercial, and tech-oriented spaces.
Global ambitions: World Trade Center talks advance
In partnership with the National Development Corporation (NDC), PDO and ICCP Group are exploring a World Trade Center exhibition facility in CDO—a move poised to elevate the city’s stature in international trade and MICE (meetings, incentives, conferences, exhibitions) tourism.
