Alveo Land hits the mark with innovative living concepts in the south

Alveo Land, a distinguished brand under Ayala Land known for upscale developments, is setting new standards in residential living south of Metro Manila. The brand’s strategic focus on integrating essential amenities like pools and parks caters directly to the premium market segment’s evolving preferences.

Jugo, President of Alveo, expressed pride in their recent achievements, “We’re here to talk about our first quarter performance, and we are proud to say that for the first quarter of 2024, we registered 12.7 billion – our highest sales reservations quarter in our own history. 12.7 billion is the result of reinventing, enhancing, and elevating our product offerings.”

Strategic growth and innovative residential concepts

Southern Luzon remains a pivotal area for growth for both Alveo and its parent company, Ayala Land. Over the past 22 years, Alveo has built a legacy of creating desirable communities within Ayala Land’s large-scale, mixed-use, master-planned estates. The first quarter of 2024 marked a significant phase with the launch of new residential concepts at Ayala Land’s Nuvali and Vermosa estates.

Jugo highlighted the changing dynamics in the market, “We are fortunate that the market segment we serve continues to grow and is fairly resilient. But we also recognize that the premium market is evolving – it is increasingly more sophisticated and has much higher expectations in terms of products and service standards. It is in this context that Alveo embarked on enhancing our residential product offerings starting with Sereneo Nuvali and Caleia Vermosa.”

These new launches have resonated well with the market, generating significant sales with almost PHP 1.5 billion and PHP 2.0 billion in reservation sales from Sereneo Nuvali and Caleia Vermosa respectively.

Sereneo Nuvali: A new standard of serenity

Sereneo, a combination of ‘serene’ and ‘new’, exemplifies Alveo’s vision for serene living. This 41-hectare community is designed around spaciousness and nature, featuring a 3-hectare central park and a 2-hectare park system that ensures every one of the 415 lots is within a 200-meter radius of a park or open space. The development also includes a meandering main spine road that enhances the tranquil environment.

A multi-pavilion clubhouse, positioned on a hill within the central park, overlooks a 770-square-meter pool complex, the largest of its kind in Nuvali. The typical lot size in Sereneo is 275 square meters, offering premium views of parks, amenities, or the morning sun.

Caleia Vermosa: Dynamic suburban living

Following the success of its Ardia project, Alveo introduced Caleia in the dynamically growing Vermosa district. The project emphasizes active and dynamic lifestyles with extensive greenery and thoughtful amenities spread over 28 hectares.

The entrance features a large 1,700 square meter park that leads to a 20 meter-wide, tree-lined main road. The central park houses a Zen-inspired clubhouse with a 550-square-meter pool complex and a veranda pavilion. Caleia’s design optimizes lot placements, similar to Sereneo, with a focus on parkside locations or east-facing orientations, with typical lots measuring around 250 square meters.

Paulo R. Ong, General Manager of South Operations, noted the positive market response, “There was careful attention in terms of planning to elevate our subdivision offerings…We are very conscious that these two new projects will be our next-generation residential subdivision, offering a very strong proposition of living well for future residents. Because of all these enhancements, we were really able to get a lot of positive reactions from our market. It’s also a testament [that] we have very good sales performance on these two projects.”
