Cities of the future: Federal Land to build Next Gen Townships in Metro Manila, South Luzon

Property giant Federal Land is set to further elevate the Philippine real estate landscape with its plan to build ten townships in the next few years.

The first one to be launched will be Riverpark in Cavite dubbed as “The Next Gen City of the South,” marking its inaugural major development in 2023.

During the media launch of Federal Land Communities (FLC) in Bonifacio Global City, Taguig on July 13, Federal Land president and COO Thomas Mirasol said the expansion is a “natural progression” that signifies the new era in the company’s journey in transforming the Philippine real estate landscape.

“At Federal Land, we believe in building for evolving realities in the property industry,” Mirasol said in his speech. “In our newest endeavor– Federal Land Communities – we combine our 50 years of solid local real estate experience with a line-up of impressive global and local partners who are best in class to make a difference in the lives of our clients.”

FLC is a collection of master-planned, multi-use developments anchored on “versatility and purposeful design” envisioning to provide a “productive and holistic living experience” by providing wellness amenities, retail and dining options, and outdoor recreation to its customers.

These properties were planned to be multi-functional providing a “more thoughtful approach” to the use of open space.

Riverpark is “The Next Gen City of the South”

Located in General Trias, Cavite, Riverpark is a dynamic 600-hectare township poised to provide smart living, and lifestyle-enhancing developments integrating both river and park side experience. “It is a multi-use and self-sufficient community, wherein thoughtfully planned infrastructure will provide accessibility, leisure, and opportunities to everyone.”

“Riverpark’s master plan integrates rivers, streams, and natural waterways, which are retained as the basis of multi-functional corridors and a 2.6-kilometer long Central Park that will serve as the pedestrian pathway.”

These include a regional retail anchor that offers everyday conveniences and weekend recreation; residential options including lots, house and lots, and vertical residential developments; commercial lots; institutional facilities like schools and hospitals; and offices.

When it comes to accessibility, Riverpark is strategically positioned because it will have direct access along Daang-Hari Extension and direct connections to the Cavite-Laguna Expressway (CALAX).

The first segment of Riverpark’s main spine road will be completed by the end of the year. “This will serve as the primary avenue of a larger street network, connecting the different components of the community through a tree-lined road with dedicated bus lanes, bike lanes, and sidewalk,” Federal Land said.

Reimagined communities for modern living

Other townships are Grand Central Park (GCP) in North BGC, Taguig, Met Park in Pasay, and an emerging community in Marikina—all of which are being redeveloped and will be unveiled within the next few years.

GCP is a master-planned community within North BGC— home to exclusive contemporary residences, exciting dining destinations, and chic lifestyle hubs. Future developments include a high-rise office building designed to accommodate BGC’s office demand.

Federal Land’s developments in BGC include Grand Hyatt Manila and Metrobank Financial Center, Grand Hyatt Manila Residences, The Seasons Residences, Park West, The Big Apple block, the new Lexus Showroom and MITSUKOSHI BGC.

Met Park, on the other hand, is a master-planned community positioned as the Cosmopolitan Cultural District of Bay City. This unique development supports a flourishing art district, where many like-minded individuals can immerse themselves in new experiences through street art galleries, workshops, concerts, and such. It will also introduce a new Japanese-inspired residential and retail development in the area.

The master-planned community in Marikina boasts of an emerging city center. Siena Towers, Tropicana Garden City, Marquinton Residences and Blue Wave Mall are the company’s current properties in the area. This year, new locators have also opened S&R, Uniqlo, and Panda Express.

Federal Land Communities will also introduce new developments in Mandaluyong and Southern Luzon specifically in Laguna, aside from Cavite.

In Visayas, Federal Land’s developments are Marco Polo community in Nivel Hills, Cebu, Marco Polo Plaza hotel, and the exclusive residential towers. The property developer will soon launch a development in partnership with Federal Land NRE Global Inc. (FNG), the joint-venture between the real estate developer and Japanese Nomura Real Estate Development Co., Ltd. (NRE), in this community.

“We are positioned to be drivers of growth along with our LGU stakeholders and development partners, supporting progress and prosperity in the different regions through our master-planned communities,” Mirasol said.
