A sustainable way of life in Nuvali communities from generation to generation

Green living has always been the central theme of Ayala Land’s Nuvali estate in Sta. Rosa, Laguna as it was built on the principles of sustainable design.

This focus on sustainability is anchored on its goal of creating living spaces that thrive with the earth, in vibrant landscapes that inspire a better quality of life for the Filipino family.

It’s been more than a decade since development began in the master planned community, and Nuvali continues to deliver this promise of sustainability while it becomes a home to more Filipino families.

Nuvali currently hosts over 16,000 residential units. With its continuing expansion, this eco-city is set to welcome even more residents.

Today, Nuvali is not only ALI’s largest estate, but one of the fastest growing and thriving estates in Southern Luzon.

It has the highest concentration of residential projects across the four major Ayala Land’s residential brands with 16,000 units launched.

The master planned estate is home to more than 10,000 residents across its villages and more than 2,000 students in three schools operating within the estate.

While Nuvali has already evolved into a thriving community in Laguna, it continues to maximize its potential with ongoing development efforts.

Ayala Malls Solenad is an ever-evolving shopping hub at the heart of Nuvali. The sprawling eco-city brings the people of the South closer to well-loved brands and consumer items.

An example of this is the continued development of the Solenad Complex to maintain Nuvali’s retail dominance and offer more conveniences to residents in the area.

The retail complex will soon welcome the first roadside store and biggest Uniqlo store in Laguna on November 18.

In addition, the 700th Mcdonald’s Store and Landers – Nuvali are also set to open by December, while Seda Hotel will also be opening their second building with additional 200 rooms.

The 150-room Seda Hotel in Nuvali provides a relaxing stay whether for business or leisure. Seda Nuvali 2 with an additional 240 rooms is set to open within November.

Improved accessibility

One major reason that has allowed Nuvali to thrive over the years is its accessibility, which remains the master planned community’s strength.

Nuvali is strategically located in the cities of Sta. Rosa, Calamba and the Municipality of Cabuyao in Laguna, part of the growth corridor of the CALABARZON Region.

The eco-city, which is accessible through several exits along the South Luzon Expressway (SLEX), has seen improved accessibility with the completion of major tollway projects leading to Nuvali – from the SLEX Expansion, Skyway Extension and Cavite Laguna Expressway.

With its sprawling landscape and bike-friendly facilities, Nuvali encourages a healthy lifestyle among its residents.

Access from CALAX will be improved by the on-going West Service Road Flyover which is also the  first flyover project of Ayala Land.

In addition, access to the central portion of Nuvali from the Silangan Exit of South Luzon Expressway will be improved via the road expansion of the Cecilia Araneta Yulo Avenue from two lanes to six lanes.

Higher land values

Improved accessibility always adds value to properties. And with Nuvali benefitting from various infrastructure improvements, interest for it commercial lots have remained strong.

Over the past 13 years, commercial lot sales in Nuvali’s Business Districts namely Lakeside Evozone and East Bloc remained strong due to various estate priming activities which resulted in continuous high value appreciation.

To sustain this, the Nuvali team has developed smaller sized commercial lots ranging from 900 square meters (sqm) to 1,200 sqm to be able to optimize price and expand the commercial lot customer base.

This resulted in Central Bloc Nuvali, the third business district in the eco-city. The project is located at the heart of Nuvali.  It is along Nuvali Blvd and is surrounded by the most populated villages and schools in Nuvali.

This commercial district is envisioned to be a low-density neighborhood district with only 37 lots for sale, a 1.5 hectare retail block and more than two hectares of open space and park that will create a platform for growth and a development to service the needs of the immediate community.

As part of its priming development, Nuvali has signed up with MerryMart, for a 2,000 sqm stand-alone, full-sized, eco-friendly supermarket which is targeted to open by the fourth quarter of next year.

To complement this, a 1,000 sqm retail development called The Shops at Central Bloc Nuvali which would be similar to the San Antonio Plaza will also be developed.

All of these additional retail establishments are seen to level up the conveniences offered by Nuvali not only to its residents, but to everyone visiting the master planned estate.

With its retail offerings, commercial establishments and even schools, Nuvali offers everything a Filipino family would need within their reach.

On top of these conveniences and accessibility, Nuvali also offers a healthier environment for families, bringing them closer to nature as it continues to put green living at the forefront of the development.

These are the reasons why Nuvali is the ideal location for families to live in.
