TLDC forges ahead in the new normal

As companies and businesses start another year, it’s imperative not just to set new goals, but also to celebrate accomplishments from the past year. After all, it is rewarding to look back at some of the wins despite uncertain times.

In 2021, Torre Lorenzo Development Corporation (TLDC) focused on completing projects and fulfilling obligations to its clients and stakeholders during the pandemic. Driven by the determination to address the evolving needs and aspirations of its clients, TLDC was able to emerge stronger and rise through an unprecedented year.

More importantly, the Company contributed to economic recovery and helped its stakeholders and immediate communities transition to the new normal through the following:

Delivering on commitments

During the pandemic, TLDC worked tirelessly to ensure that work did not stop in its project sites. The Company continued its developments pursuant to government directives and remained on track with project delivery timelines.

As a result, TLDC started to turnover residential units in two of its projects in Manila: 3Torre Lorenzo on P. Ocampo Street corner Taft Avenue in Manila, and Torre Lorenzo Malate on Malvar Street in Malate, Manila.

3Torre Lorenzo, a 37-storey building located in the Taft university area is a walking distance away from daily essentials like groceries, banks, restaurants and medical care facilities. It is also a quick drive away from the business districts of Makati and Pasay. While Torre Lorenzo Malate is a 45-storey tower that features three distinct “experiences” that offer elegant living and stunning views of Manila Bay: the signature premium residential condominium units at the Residences at TLM, and the stylish serviced residences at The Suites and lyf at TLM managed by international lodging operator The Ascott Limited.

“We finished these projects during the pandemic, so it’s very fulfilling for us to turn over our premium residences in Malate and Taft on schedule. We can’t wait for residents to come and experience the Torre Lorenzo difference,” said TLDC president and CEO Tomas Lorenzo. 

Moreover, TLDC topped off Torre Lorenzo Loyola, its premium residences in the heart of Katipunan in Quezon City. Located across the main road from Ateneo de Manila University, the development is a short hop away from Miriam College and the University of the Philippines.

On track for completion and turnover in 2023, the premium residential development will feature not just a swimming pool, fitness center, function halls, and a sky lounge, but also meeting and discussion rooms for its residents. On top of these premium amenities, Torre Lorenzo Loyola will have a pet park at its roof deck attuned to the needs of the market.

Moving ahead with expansion outside of Metro Manila

“We have always looked at emerging hubs and “next wave” cities outside of Metro Manila as potential engines for growth and development such as Batangas and the Davao region,” says Lorenzo.

Building on the success of its first residential tower in Lipa City, TLDC launched its second residential tower in Tierra Lorenzo Lipa in Batangas.

Envisioned to bring upgraded urban living in Lipa, the second tower offers a premier condo living experience with well-designed, spacious units. Apart from the two residential towers, Tierra Lorenzo Lipa will also feature South Luzon’s first internationally-branded hotel, Dusit Princess, in partnership with global hospitality brand Dusit International. Only minutes away from STAR Tollway, Tierra Lorenzo Lipa is primed to be a prestigious address in the city.

In Davao, TLDC’s Dusit developments continued to operate and serve local travelers not just in Davao, but also in the larger Mindanao region with the relaxing of quarantine classifications and more flights resuming. In compliance with IATF and DOH guidelines, the TLDC property management team ensured that the safety of its guests is of top priority. The strictest safety standards were observed and all staff of the residences and hotel are all fully vaccinated. “Because of our exclusive offering and these safety protocols in place, our Davao leisure developments did very well in terms of occupancy,” shares Lorenzo.

Underscoring its commitment of providing the best experiences to its guests, Dusit Thani Lubi Plantation Resort, TLDC’s luxury island resort, was awarded as the regional winner of the Luxury Beach Resort in Southern Asia by the World Luxury Hotel Awards 2021.

Ensuring a safe living experience

The TLDC property management team ensures that all properties follow safety protocols such as proper wearing of mask and social distancing.

Safety and security of residents are of utmost priority for TLDC. This is why, the property management team of residential buildings ensured that these safety protocols were constantly updated and enforced to guarantee that residents are protected from threats to their health and safety:

  • Regular antigen testing for property management employees and staff
  • Enforcement of a strictly no mask, no entry policy
  • Temperature check for all incoming residents and guests with contactless temperature scanning
  • Installation of foot baths in entrances for residents as added level of biosecurity
  • Installation of hand sanitation stations in entry areas where there are touch points, such as the reception, as an additional disinfection measure
  • Sanitation of high-traffic areas and surfaces, like front-door handles and elevators
  • Social distancing through floor markers in common areas like lobbies and elevators
  • Establishment of Pick-Up and Delivery areas for e-commerce vendors and service providers

The TLDC property management team likewise encouraged its residents to adapt to a smarter normal by constantly engaging its residential communities through newsletters and reminders of safety protocols and tips.

Providing more opportunities for investment

As prospective buyers were prudent in investing during the pandemic, TLDC launched a Lease to Own program to offer more flexible options to property ownership. Under this scheme, potential buyers can already move in to an available unit while paying towards ownership of that unit. The program was piloted in Tierra Lorenzo Lipa and Torre Sur developments.

Investors, especially the younger ones, were receptive to the lease to own program as the risks are more manageable while still getting your hard-earned money’s worth.

Employee and client-centric operations

To protect the safety of both its employees and clients, TLDC strengthened its digital initiatives in 2021. Virtual tours for all projects were launched for clients to access anytime and anywhere. The Company kept its digital channels open to respond to queries and requests. Its contact center is available also to receive concerns six days a week.

The company also implemented agile and flexible work arrangements to balance the safety of employees and ensure business continuity. Employees who can work remotely were allowed to work from home, while shuttle service was provided for those who need to be physically present in the office. Regular antigen testing is also done for all employees and support staff.

For prospective buyers who would want to personally view a property, TLDC also has protocols in place for safe viewing. Clients are encouraged to book an appointment online to ensure social distancing. Property consultants are trained to enforce safety measures during property viewings such as asking clients to accomplish a health declaration and contact tracing form, having their temperature checked, and requesting to sanitize before entering the property. 

Despite disruptions in a volatile environment, TLDC remained resilient and continued to build quality developments that are envisioned for individuals and communities to thrive. As a new year starts, TLDC aims to forge ahead as economic recovery gains growth momentum.
