Property Report attended the launch of Avida Land’s The Heights Katipunan, a new residential development set within one of Metro Manila’s most established life hubs. Katipunan has long been known as an education district, anchored by some of the country’s leading universities and schools. Over the years, it has grown into a well-rounded urban corridor—one where academic life naturally blends with daily routines, residential living, and everyday conveniences.

More than just a location near campus, Katipunan has become a place where long-term decisions are shaped early. Parents look for security and accessibility, students value independence without unnecessary hassle, and investors are drawn to the steady demand created by the area’s academic institutions. This evolving mindset was echoed by Kris Cabaltera, research director at HUMAN8, who described a growing shift among condo buyers toward what she calls strategic life planning. Based on research across young parents, parents with teenagers, and even students themselves, Cabaltera explained that what unites these groups is a shared desire to optimize daily life. Reducing friction—whether in travel, routines, or decision-making—has become a priority, alongside productivity and overall well-being.

Even among students and teenagers, she noted, conversations now revolve around designing life more intentionally. Parents, in turn, seek what Cabaltera describes as “controlled independence”—homes that allow children to explore and grow while maintaining a strong sense of safety and structure. At its core, strategic life planning is about creating environments that make everyday living more efficient, productive, and pleasant at the same time.

It is this perspective that Avida Land sought to address with The Heights Katipunan. Celebrating its 35th year, the company positions the project as part of a renewed vision for future-ready living. “This milestone does more than reinforce our leadership in the mid-market segment,” said Anne Jara, marketing group head of Avida Land. “It propels us toward building a new standard for elevated, future-proof living—one that focuses on proximity to opportunities, thoughtfully designed spaces, and homes that adapt to an evolving world.”
Market response suggests that this direction resonates. Bing Gumboc, national sales head of Avida Land, shared that demand was immediate, with the project generating P900 million in reservation sales within just two weeks of opening. Interest has come from a wide mix of buyers—from investors drawn by leasing potential to parents securing homes for their children studying in the area, as well as overseas Filipinos looking for stable, well-located assets back home.

From a development standpoint, The Heights Katipunan also represents a step forward for the brand. Aris Gonzales, chief operating officer of Avida Land, shared that the company engaged a foreign consultant for the project—an uncommon move aimed at shaping the next generation of Avida developments. “We are excited that this future development will define and redefine the Katipunan skyline,” he said, signaling a more ambitious design and planning approach for the area.
