The increasing need for office, residential, retail and hospitality spaces is expected to drive expansion in the country’s real estate sector this year, bringing more economic activity to next-wave cities like Bacolod, Cagayan De Oro, Cebu, Clark, Davao, and Iloilo.
In its 10th year, KMC, one of the country’s fastest growing property consultancy firms, is building up their capabilities not only to keep pace with the industry’s growth but also to stay ahead in this highly competitive environment.
With its latest service innovations like labor and location analytics, property and facilities management, and the use of artificial intelligence-powered K3, KMC Savills is expected to expand its market share in the BPO, IT, finance, hospitality and gaming sectors.
“As we enhance our capabilities through these new services, we are reinforcing our office advisory services, streamlining project management, and strengthening our teams in identified key areas of growth,” shared John Corpus, the new executive director for worldwide occupier services team at KMC Savills.
This team is responsible for supporting and driving the firm’s international business development, client relationship management, and implementing growth initiatives and innovation.
Corpus will head the global workplace accounts group and leverage his 14-plus years of experience in real estate transactions management, office leasing, and acquisitions and renewals.
Coupled with strategic labor management, KMC Savills’ labor and location analytics provide clients with unique and the latest insights into market risks and opportunities and a holistic look on the industry movements, enabling them to optimize these factors in their real-estate decision-making.
“Each client has unique purposes, needs and goals for the projects they embark on. We strongly believe in creating for our clients a unique roadmap to stay on track and quickly adapt to the fast-changing industry,” explained Abraham Puno, manager for worldwide occupier services team. Puno, who like Corpus recently joined KMC Savills, has had a wide experience in site selection, acquisition, and negotiation for industrial and retail spaces.
When it comes to property and facilities management, KMC Savills has employed specially tailored solutions for their clients, using enhanced, cost-effective, safe, and environmentally responsible processes. From building management compliance to strategic engineering solutions, the firm’s specially tailored solutions allow it to provide consultation and solutions in real-time.
“The high demand for flexibility and agility today requires a level of excellence from the Commercial Real Estate (CRE) industry. Our mastery of the landscape gives us the edge in this regard,” stated Mike Coronado, manager of the worldwide occupier services team. Coronado has seven years of tenant representation experience, providing property solutions for offices, industrial and retail spaces.
Taking advantage of the growing use of artificial intelligence in the various industries, KMC Savills is starting to harness greater efficiency from automation as part of their work systems. Technology tools are being developed to help clients streamline the process of acquiring or leasing their properties.
“As real estate practitioners, AI gives us a bigger picture of the various factors in managing client portfolios and connect with our audience better. Property acquisition still largely requires human interaction, but with AI, we have in fact strengthened human interaction further,” shared Carlo Pineda, the new director for worldwide occupier services team team at KMC Savills.
Pineda has 12 years of corporate real estate experience, with particular expertise in office leasing and sales, project marketing, lease renewals, lease renegotiations, strategic consulting and landlord consultation assignments.
Apart from these service innovations, KMC opens opportunities for its team members to elevate their expertise through the latest tools, market knowledge and global real estate education. The firm ensures that its cadre of CRE professionals are at the top of their game and a step ahead among their peers in the industry.
