NEXTASIA Land Inc. has launched NEXTASIA Barcelona, a ₱5-billion, 22-hectare boutique township positioned to benefit from the anticipated completion of the South Luzon Expressway Toll Road 4 (SLEX TR4).
The project’s rollout coincides with the expected opening of TR4, which is projected to reduce travel time between Santo Tomas, Batangas and San Pablo City to around 15 minutes. The improved connectivity is seen to enhance accessibility to the area and support its emergence as a residential growth corridor in Southern Luzon.
A township master-planned for growth

NEXTASIA Barcelona is designed to accommodate around 2,000 homes, or an estimated 10,000 residents, over the next two to three years.
The development incorporates features aligned with the company’s “future-ready” concept, including broadband-ready homes, solar-powered street lighting, provisions for electric vehicle charging, landscaped parks and green corridors, and a walkable community layout. The project positions itself within the affordable housing segment while adopting township-scale planning.
Town Plaza as commercial hub
Central to the development is the NEXTASIA Town Plaza, conceived as a commercial and lifestyle component intended to serve both residents and the broader San Pablo community.

The plaza will include a chapel, an events venue known as The Grand Ballroom of San Pablo, and commercial spaces for retail and dining. The integrated component aims to support daily conveniences and social functions within the estate.
Positioned for infrastructure-led demand
The company said the project is timed to capture demand expected to be generated by improved regional access once TR4 becomes operational. Enhanced connectivity is anticipated to widen the buyer catchment area and strengthen the area’s attractiveness for residential and commercial investment.
