A new interchange along the Southern Tagalog Arterial Road is expected to strengthen connectivity to LIMA Estate and support Batangas’ long-term investment positioning.
Called the LIMA Gateway, the project involves a six-lane access road that will directly link the STAR Tollway to the estate via J.P. Laurel Highway. Targeted for completion in 2027, the interchange is projected to improve the flow of goods and people across the Lipa–Malvar corridor and reduce travel time from Metro Manila to under an hour.
LIMA Estate is currently served by two STAR Tollway exits, with a third under development, and has multiple access points along J.P. Laurel Highway. The additional interchange is expected to expand capacity and ease congestion at existing entry points, while improving route predictability for businesses and workers operating within the estate.
The project is also seen to help decongest surrounding growth centers in Lipa and Malvar by distributing traffic more efficiently and opening up adjacent areas for planned development.

“Lipa City is strategically located at the center of Batangas. The interchange creates a more efficient gateway into the city, directly linking it to major economic corridors across Southern Luzon. It’s about improving daily mobility and access—giving Lipeños easier reach to work, education, and essential services,” said Eric Africa, Mayor of Lipa City.
LIMA Estate hosts a mix of industrial, commercial, and business locators and is positioned as a hub for manufacturing and logistics activity in the province. The new gateway is intended to strengthen direct access to these operations while supporting integrated office, retail, hospitality, and residential components within the estate.
Built through a public–private partnership, the project underscores the role of infrastructure investment in supporting regional competitiveness.

With Batangas continuing to attract industrial and commercial investments, the new interchange is expected to reinforce LIMA Estate’s accessibility within Southern Luzon.
