Ayala Land Premier has broken ground on Laurean Residences in Makati City, advancing construction of its latest high-end residential tower after recording approximately ₱10.4 billion in sales since its launch in 2025.
The project’s move into the execution phase comes amid sustained demand for well-located, design-driven homes within established central business districts, particularly in the premium segment.
The ceremony was led by Mike Jugo, president of Ayala Land Premier, who described Laurean Residences as a forward-looking model for refined urban living anchored on design quality and long-term location value.
“Laurean Residences was envisioned as an urban sanctuary in the heart of Makati. Today, we’re not just breaking ground—we’re opening a bold new chapter in refined urban living,” Jugo said, citing the project’s deliberate planning and close collaboration with design experts.
Laurean Residences will rise as the flagship residential tower of Dela Rosa Gardens, a 1.3-hectare mixed-use district along Paseo de Roxas and Dela Rosa Street. The master plan includes the new BPI headquarters and a 2,700-sqm urban park. Located steps from Ayala Triangle Gardens, Greenbelt, and One Ayala, and linked to Makati’s Emerald Network of elevated walkways and green corridors, the development integrates access, open space, and workplace proximity within a compact district.
The tower will offer a mix of residences ranging from suites to four-bedroom units, catering to professionals and multi-generational households seeking a long-term residence in Makati.
For the project, Ayala Land Premier assembled a design team that brings together international and local expertise, including HB Design, Joyce Wang Studio, and Landscape Tectonix, alongside Filipino consultants. The collaboration aims to align global design standards with the Philippine context, climate, and culture.
The development reinforces the company’s strategy of strengthening its upscale urban portfolio in key growth centers, while positioning Laurean Residences as a benchmark for high-density residential developments that prioritize design integrity and enduring location value.
