Industry leaders reflect on Philippine wins at PropertyGuru’s Best in Asia Awards

At the 2025 PropertyGuru Asia Property Awards Grand Final in Bangkok, Philippine developers secured 10 Best in Asia wins, underscoring the country’s growing strength across luxury, hospitality, industrial estates, offices, and connectivity-driven housing. Robinsons Land led the tally with multiple regional titles, alongside wins from Robinsons Hotels and Resorts, Aboitiz Economic Estates, Aboitiz Land, and FIESTA Communities, reflecting the breadth of Philippine real estate performance on the Asian stage. The Philippines also had strong regional representation through finalists, including Alsons Development and Investment Corporation and SMDC, further highlighting the depth and competitiveness of local developers among Asia’s best. Following the awards, Property Report reached out to both winners and finalists to gather their perspectives on the significance of the recognitions and how they view the evolving direction of Philippine real estate.

Rafael Fernandez De Mesa
President and Chief Executive Officer
Aboitiz Economic Estates and Aboitiz Land

• Best Industrial Developer (Asia) – Aboitiz Economic Estates

• Best Industrial Development (Asia) – LIMA Estate

• Best Waterfront Housing / Landed Development (Asia) – Seafront Residences (Aboitiz Land)

Rafael Fernandez de Mesa views Aboitiz’s regional wins as an affirmation of a disciplined, long-term approach to masterplanning that connects industrial strength with livable residential communities. The recognition of LIMA Estate and Seafront Residences, he said, reflects the belief that “enduring communities are the result of disciplined planning, thoughtful design, and a clear intent to shape how people actually live”.

For Aboitiz Land, the Best Waterfront Housing/Landed Development (Asia) win highlights a deliberate shift away from conventional beachfront projects. Seafront Residences was envisioned as “an attainable luxury leisure community—one that balances quality design with everyday livability, with a strong commitment to sustainability.” Developed as a low-density, house-and-lot neighborhood with generous open spaces, the project prioritizes community life over land maximization, allowing “a vibrant, lived-in community to take shape early on,” which reinforces the value of long-term stewardship.

Representing the Philippines on a respected regional stage, de Mesa noted, validates local capability while raising the bar. “The recognition affirms that Philippine residential developments, when anchored on sound fundamentals and sustained value creation, can stand alongside leading regional peers,” he said, while also “reinforcing our responsibility to keep raising standards” as Aboitiz shapes future-ready communities.

Looking ahead to 2026, the milestone sharpens focus on intentional growth. “This milestone reinforces the need to be deliberate about where and how we grow,” de Mesa explained, emphasizing residential planning that supports broader economic ecosystems—homes closer to work, reduced daily friction, and lasting estate value. Whether integrated within economic estates or developed as standalone communities, projects are guided by “the same principles of livability, stewardship, and long-term value creation.”

On the industrial side, LIMA Estate’s Best Industrial Development (Asia) win validates a model that goes beyond land provision. It reflects “a deliberate approach to industrial development that creates platforms for investment, enables large-scale job creation, and contributes meaningfully to national growth,” translating national strengths into “on-the-ground competitiveness” through integrated planning, sustainability, and workforce partnerships.

Atty. Christopher Ryan Tan
Chief Executive Officer
Hausland Holdings, Inc.

Fiesta Communities and Hausland Development Corporation

• Best Connectivity Housing / Landed Development (Asia) – FIESTA Communities Aguso

• Finalist: Best Affordable Residential Developer (Asia) – FIESTA Communities Incorporated

For Atty. Christopher Ryan Tan, FIESTA Communities’ regional recognition affirms a long-standing commitment to accessible, well-located housing for Filipino families. The Best Connectivity Housing (Asia) win for FIESTA Communities Aguso, he said, validates the brand’s core promise that its developments are “SWAK sa Location”—not only locally, but “also in the international stage,” underscoring the importance of connectivity in everyday living.

Representing the Philippines in categories focused on affordability and accessibility carries deep meaning for the organization. Tan emphasized that the recognition belongs to the people behind the developments, saying it matters “especially to all the men and women of FIESTA Communities who work tirelessly to give every Filipino family an affordable and accessible home.” For him, the awards reinforce the role of local developers in making homeownership attainable across emerging growth areas.

Insights from 2025 are shaping FIESTA Communities’ expansion strategy heading into 2026. Tan shared that the company plans to “open more projects across major cities and provinces in North and Central Luzon,” broadening its reach to serve more aspiring homeowners and first-time buyers. Adaptability, he explained, remains central to the brand’s approach. “We always adapt to the ever-changing needs of our first-time homeowners,” he said, citing practical design adjustments—from repositioned kitchens to added fences and gates—that respond to security, space, and long-term livability. “They are not just buying a home for the first time; they want it to last a lifetime,” he added.

Connectivity was a defining principle in the planning of FIESTA Communities Aguso. Strategically located along MacArthur Highway in Tarlac City, the development was designed to ensure residents have “public transportation… available 24/7 and connected to major thoroughfares,” linking homeowners to nearby provinces and essential services.

Ultimately, Tan framed affordable housing as a catalyst for inclusive growth. “Having a decent and dignified house is a sign of growth as an individual,” he said, noting that developments like FIESTA Communities help generate employment, stimulate local business, and contribute to the broader economy—proving that affordability, accessibility, and community impact can move forward together.

Jolla A. Soriaga
Vice President and General Manager
Alsons Development and Investment Corporation

• Avia Estate – Best Mixed-Use Development (Asia) (Finalist)

For Jolla A. Soriaga, Alsons Development and Investment Corporation’s recognition as an Asia Property Awards finalist marks a significant step for a Mindanao-based developer on a regional platform. “It is an honor to be recognized on the regional stage and to stand among Asia’s best,” she said, noting that the nomination affirms how “a small, Mindanao-based developer can deliver projects with meaningful regional impact.”

The finalist citations validate Alsons Dev’s vision of building sustainable, future-forward communities grounded in thoughtful planning. Soriaga emphasized that leading developers across the region share a common direction—“to build resilient communities and to continue to innovate to respond to the changing environment and evolving market needs.” For Alsons, this reinforces its purpose of “building communities that enhance the quality of life and promote sustainable living across generations.”

Heading into 2026, momentum from 2025 is shaping the company’s shift from standalone residential projects toward integrated, mixed-use developments. This approach, Soriaga explained, allows Alsons Dev to create “more vibrant, connected communities” that enhance daily living while delivering value beyond the development itself.

Representing the Philippines—and Mindanao in particular—at a regional level also sharpened perspective. “We saw where we can compete, and we saw where we can push ourselves further,” she said, adding that the exposure “elevates visibility for Mindanao’s readiness and strengthens confidence in the Southern Philippines as a key driver of national growth.”

This vision is reflected in Avia Estate, a finalist for Best Mixed-Use Development (Asia), whose master plan integrates residential, commercial, educational, and recreational elements within a single environment. A key differentiator is its partnership with local government through the Alabel Public Safety and Security Complex, embedding safety and emergency preparedness into the township design.

At the residential level, Narra Park Residences Avia, a finalist for Best Housing / Landed Development (Asia), underscores Alsons Dev’s commitment to “family living, wellness, and connectivity,” supported by open spaces, greenery, and long-term community stewardship that helps ensure enduring value as the neighborhood grows.

Jessica Sy
Vice President and Head of Design, Innovation, and Strategy
SMDC

• SMDC SunnyHomes – Best Affordable Housing / Landed Development (Asia) (Finalist)

For Jessica Sy, being named an Asia Property Awards finalist marks an important milestone for SMDC SunnyHomes as it expands its footprint in horizontal, family-oriented housing. The recognition places the brand on a regional platform where, she noted, “our work is measured against some of the best in the industry.” It signals that SunnyHomes’ focus on “horizontal, family-first communities—practical homes, thoughtful planning, and long-term livability—meets a higher benchmark,” serving as both affirmation and motivation: “proof we’re on the right track, and a push to keep raising the bar as we expand.”

Being shortlisted as a finalist for Best Affordable Housing / Landed Development (Asia) reinforces SunnyHomes’ commitment to redefining what “affordable” should mean. “This recognition validates what we’ve been building toward: making ‘affordable’ mean more than just a price point,” Sy shared. She emphasized that the goal is to deliver communities that are “safe, organized, with the essentials within reach,” so families don’t have to choose between budget and quality of life. For Sy, the Asia finalist citation also signals to buyers and stakeholders that SunnyHomes is “serious about accessibility and sustainability of the community experience, not just turnover of units.”

Looking ahead to 2026, Sy sees expanding opportunities in growth corridors outside major metros, where new roads, jobs, and commercial centers are making landed living more attainable for “young families, OFWs, and first-time buyers.” She also expects rising demand for “complete communities” and smarter homebuying journeys—“more digital discovery, better financing pathways, and faster decision cycles.”

Representing the Philippines in this category, Sy said, brings pride and responsibility. “It inspires our team… to show that Filipino families deserve well-designed, future-ready homes at an attainable price,” she noted—setting a standard SunnyHomes aims to reflect even more strongly in its next developments.
