Megaworld helps power regional transformation across the Visayas

The Visayas is rapidly emerging as one of the country’s most dynamic growth regions — driven by new infrastructure, rising tourism, expanding BPO operations, and major private investments. Leading this regional momentum is Megaworld Corporation, which is accelerating progress through large-scale integrated townships designed to bring business, lifestyle, culture, and community together in one modern, future-ready environment.

These townships are not just real estate developments—they are full live-work-play city centers, built to create long-term economic value for their host cities. Located near airports, government hubs, and major tourism corridors, these master-planned developments are driving business activity, job generation, tourism growth, and community development — positioning the Visayas as a key engine of the country’s next wave of urban progress.

Cebu: The first CBD of Lapu-Lapu City

Megaworld’s The Mactan Newtown is the first central business district in Lapu-Lapu City, just 15 minutes from the international airport. This 30-hectare township combines office spaces, residential towers, hotels, retail, events programming, and direct beachfront access, making it a unique business and tourism hub in one.

Adjacent to some of the international resorts in Mactan Island, The Mactan Newtown is now fast becoming a must-visit destination in this part of Cebu, having its own beach as well as vibrant tourist attractions and yearly cultural festivals.

It is already home to Savoy Hotel and Belmont Hotel (soon to rebrand as Mercure Mactan Cebu) and has recently welcomed Gordon Ramsay’s Fish & Chips and Street Burger—the celebrity chef’s first Cebu locations. The township also hosts major events such as the Cebu Mangoes Festival, Cebu Lechon Festival, and Ironman 70.3, and is expanding further with the Mactan Expo convention center (up to 2,500 pax) and the Mactan World Museum, a Philippine–Spanish cultural institution.

The soon-to-be-completed Mactan Expo will be Cebu’s newest convention facility that is set to host some of the biggest events of the upcoming ASEAN Summit next year.

Bacolod: A new CBD near the city government center

In Bacolod, The Upper East is rising as a modern CBD developed directly beside the Bacolod City Government Center. Built on the former site of the historic Bacolod-Murcia sugar central, it brings retail, offices, hotels, and residential communities into one civic-connected urban core.

It now hosts the largest Landers Superstore in the Philippines and the widely referred “most beautiful McDonald’s” in the country, while two office towers are already operational. The soon-to-open Kingsford Hotel will become Megaworld’s first hotel in Negros Island. Residential momentum continues with Kensington Sky Garden, the tallest Megaworld residential tower in the Visayas, part of 1,787 condominium units launched within the estate.

Iloilo: The Visayas’ leading BPO and cultural hub

Iloilo Business Park is now Western Visayas’ largest BPO and corporate headquarters hub, with 150,000 square meters of office space and over 15,000 employees across multinational firms. It accounts for around 50% of Iloilo City’s total office supply (Colliers).

Iloilo Business Park has been declared as ‘Iloilo City’s Center of Arts and Culture’ aside from hosting the biggest number of BPO companies in the city.

It has also been officially recognized by the local government as Iloilo’s Center of Arts and Culture. The township is home to Iloilo Museum of Contemporary Art, the Brandy Museum, and Science XPdition, and serves as the venue for major cultural events such as Dinagyang, the Iloilo Arts Festival, and the Iloilo Bike Festival. Its hospitality portfolio—including Richmonde Hotel Iloilo and Courtyard by Marriott—supports Iloilo’s status as a UNESCO Creative City of Gastronomy, with Belmont Hotel Iloilo scheduled to open soon.

Boracay: A premier island tourism township

On Boracay Island, Megaworld subsidiary GERI is developing Boracay Newcoast, a 150-hectare integrated tourism township featuring exclusive residential villages, hotels, leisure districts, and beachfront commercial areas.

The 150-hectare Boracay Newcoast is the only masterplanned tourism community in the entire island, further helping boost tourism in one of the world’s best beach destinations.

It is home to one of the island’s few large-scale convention centers (up to 1,200 guests) and hosts global dining concepts such as Wolfgang’s Steakhouse, further positioning Boracay for high-value tourism and global investor interest. Lifestyle-led residential offerings cater to both leisure homeowners and long-term investors in one of the Philippines’ most iconic resort destinations.

Setting the pace for regional progress

Megaworld’s Visayas townships are proving how modern, government-aligned live-work-play developments can effectively drive regional progress. These townships are expanding commercial activity, attracting investors, generating jobs, and strengthening the region’s tourism competitiveness—while building long-term, self-sustaining urban communities.

As the Philippines moves toward a more decentralized growth landscape, Megaworld’s Visayas developments are helping establish future-ready economic centers that solidify the region’s role as a major driver of national development.
