Property Report joined a media tour of La Victoria Global Residences at The Mactan Newtown—Megaworld’s flagship township in Lapu-Lapu City that continues to shape the future of Cebu real estate.
Over the years, Megaworld has transformed this 30-hectare township into a full-scale destination. With residential towers, office spaces, hotels, beach access, and soon, cultural and convention hubs, The Mactan Newtown reflects long-term planning and high standards. Among its many residential developments is La Victoria—a property that doesn’t just offer a home, but honors a cultural legacy rooted in place and pride.
A living tribute to heritage
Located just minutes from the Mactan Shrine, La Victoria pays homage to the famed Battle of Mactan and the Galleon Victoria—the only ship from Magellan’s fleet to complete the first circumnavigation of the globe. That sense of history is built into the design. The 20-story tower features Spanish-inspired architectural details, with classical moldings and arched motifs along the façade. At the entrance, the inclusive years of the galleon’s journey are inscribed just below the building’s name, anchoring the development in a specific and symbolic moment in history.

Inside, the grand lobby sets the tone: patterned wood accents evoke the warm interiors of a ship, while large-scale artworks reinterpret maps, nature, and nautical elements. A miniature replica of the Galleon Victoria sits proudly on display, offering residents and guests a visual link to the historical inspiration behind the name.
Each of the tower’s 181 units—ranging from 38-square-meter studios to 118-square-meter three-bedroom suites—comes with its own balcony, many of which offer sweeping views of Magellan Bay, Hilutungan Channel, Cebu Strait, and the nearby mountains. The amenity deck on the third level includes an infinity pool, a kiddie pool with a sunbathing lounge, a fitness center, a jogging trail, a children’s play area, a daycare center, and a function room.
“We are proud to have a development of this caliber here in our township,” said Jennifer Palmares-Fong, head of sales and marketing, Megaworld Visayas. “La Victoria is more than just an address—it’s a tribute to our heritage.”

Proof of progress
Since its launch in 2018, La Victoria has seen a 71% increase in value, from P175,000 to around P300,000 per square meter. This level of appreciation is a testament not only to the project’s strategic location and thoughtful design, but also to the broader transformation happening across Mactan and The Mactan Newtown.
Mactan’s growth as a tourism and investment hub has been supported by the continued expansion of the Mactan-Cebu International Airport, now one of the country’s busiest gateways. With improved accessibility and strong interest from both local buyers and overseas markets, demand for quality residential and office options in the area has continued to rise.
At the center of this momentum is The Mactan Newtown—Megaworld’s mixed-use township that integrates residential, commercial, and leisure spaces into a single coastal community. From business hubs and hotels to beach access and upcoming cultural landmarks, the township offers a well-rounded lifestyle rooted in both vision and place.
La Victoria is a direct reflection of this growth. Now nearly sold out, the tower stands as a clear marker of demand in Lapu-Lapu City for properties that combine architectural distinction, cultural relevance, and long-term investment value.
A township designed to evolve
The Mactan Newtown continues to expand with features that enrich daily life and elevate the community experience. Residents of La Victoria enjoy direct access to Mactan Newtown Beach, just a short walk away. Across the street, Gordon Ramsay Fish & Chips and Street Burger—marking the chef’s first restaurant ventures in the country—have added global flavor to the local dining scene.

More projects are on the horizon. The Mactan Expo, Cebu’s first standalone convention center, with nearly a hectare of event space, is set to host major events, including the 2026 ASEAN Summit. Meanwhile, the upcoming Mactan World Museum will celebrate the centuries-long connection between the Philippines and Spain, deepening the township’s cultural footprint.
With two operational hotels—Savoy and Belmont (soon to be rebranded as Mercure Mactan Cebu)—alongside retail spaces, dining destinations like Mactan Alfresco, and essential services, The Mactan Newtown continues to evolve as a complete, connected coastal community.
Quality that matches the vision
La Victoria shows what’s possible when vision meets execution. From its historically inspired design and hotel-like finishes to its carefully planned residential layouts and amenities, the development reflects Megaworld’s commitment to raising the standard for residential living, even outside Metro Manila.
It stands not just as a place to live, but as proof of Mactan’s ongoing transformation—and of Megaworld’s strategic investment in Cebu’s long-term growth.
