SM Signature Series steps into the premium spotlight

SM Residences has introduced Signature Series, a premium primary residential line that extends the SM Group’s nationwide platform of malls, offices, hotels, and leisure destinations into high‑value homes. By activating a deep landbank and project discipline, SM is positioning itself as a full‑line developer that now spans economic housing through ultra‑luxury estates.

“One very promising aspect in the organization is the raw material is there, the land is there, nationwide. It’s just a matter of us selecting the best properties available in our portfolio to develop into high-end primary residential communities. The opportunities are immense,” said Jose Juan Jugo, SM EVP and Group Head of Signature Series. The move channels years of placemaking and the group’s commitment to nation‑building into a focused premium offering.

The brand carries a stylized “S” in earthy bronze, symbolizing a visual of movement, individuality, and grounded sophistication. “The SM Group has had immense success. Our role in the organization is to make sure we complete the line by putting in the right people, the right disciplines, and making sure we execute in the right ways,” shared Jugo. A dedicated bench of designers, strategists, technical specialists, and service professionals work end‑to‑end to uphold that promise. “From the earliest design decisions to the way every detail comes together on site, intentionality, wholeheartedness, and excellence define the way we work. Premium access points

Signature Series opens at several investment bands. Early premium addresses are expected to begin around P15 million for upgraders and young executive households. Roomier, character‑driven homes are planned from about P25 million as families seek more definition. At the top, bespoke luxury and ultra‑luxury addresses are being curated, beginning roughly at P65 million for buyers prioritizing privacy, legacy, and refinement. “The Signature Series home, whether it’s a horizontal product like open lots or a built-up apartment, it’s going to be designed with you in mind,” Jugo explained.

Susana Heights leads as Makati joins

More than 400 hectares of prime land have been initially tagged for Signature Series, over 300 hectares within Metro Manila. First to advance is the group’s 284‑hectare holding in Susana Heights, Muntinlupa, a long-beloved southern community and now the canvas for an initial P25‑billion investment in residential clusters, neighborhood retail, civic spaces, pocket parks, and an ultra‑luxury village. In Makati, the team is forging a strategic partnership with a reputable high‑end developer to shape a 6,000‑square‑meter prime property in the lifestyle and business district.
