Urban growth and the future of sustainable cities

Across the Philippines, urban expansion is reshaping how cities grow. Infrastructure projects, evolving market demands, and sustainability concerns are pushing developers to rethink traditional real estate models. The rise of mixed-use developments, eco-conscious housing, and strategic urban planning reflects a broader movement toward livable, resilient communities.

In emerging cities beyond Metro Manila, the demand for integrated spaces that balance functionality with environmental responsibility is also growing. Buyers are no longer just looking for houses—they seek communities that offer accessibility, green spaces, and long-term value.

One of the most significant developments in regional connectivity is the new Bukidnon Airport in Don Carlos, which is expected to enhance access for both investors and tourists. For now, however, Laguindingan Airport remains the more convenient gateway to Northern Mindanao, particularly for areas like Manolo Fortich, where eco-tourism and sustainable developments are gaining traction. This improved connectivity is crucial for projects like the Moena Mountain Estate Residences, Italpinas’ mixed-use, mid-rise development in Dahilayan.

Clear foresight on demographic shifts, emerging trends, and future growth areas is more critical than ever in real estate. The Philippines is fast becoming a more developed and sophisticated market. It is already evolving into a multipolar nation, with economic, commercial, and cultural centers emerging beyond Metro Manila. Future housing demand will follow this trend, drawing attention away from traditional urban centers and toward areas currently considered peripheral—but in truth, they are becoming nuclei of local growth within the wider national development story.

Città Alta is the fourth phase of Primavera City by Italpinas Development Corporation. It’s the first branded residence in Cagayan de Oro and Northern Mindanao, to be managed by Citadines by Ascott, and features eco-friendly design with green architecture.

In these so-called secondary cities, demand remains strong, particularly for sustainable, well-planned developments that prioritize energy efficiency and long-term livability.

This is where Italpinas Development Corporation (IDC) has established itself as a pioneer in green, forward-thinking real estate. Our approach has always been grounded in sustainability, innovation, and strategic expansion—ensuring our projects align with evolving market needs.

Building on this momentum, IDC Homes Inc., our subsidiary, recently entered into two joint venture agreements for major property developments. The first will transform a 78,870-square-meter property in Barangay Caniguran, Puerto Princesa City, into a mixed-use subdivision—bringing sustainable living solutions to Palawan’s growing urban landscape. The second venture will develop a 9,288-square-meter property in Barangay Quezon, Gitagum, Misamis Oriental, into a mixed-use condominium project, addressing the increasing demand for eco-friendly residential spaces in the province.

In Cagayan de Oro, we continue to expand our presence with Citta Grande, the third phase of Primavera City, through a joint venture with AV Pamatong Trading & Construction Inc. This mixed-use development will combine residential, office, and commercial components—reinforcing our vision of building self-sustaining communities. Our partnership ensures that Citta Grande will meet the same high standards of quality and sustainability that have defined all our previous projects.

While our expansion targets new and emerging markets, our commitment to existing communities remains unwavering. In every project we undertake, we prioritize not only profitability but long-term livability—creating developments that foster strong social and economic ecosystems for both residents and businesses.

Inspired by these positive developments, we will continue to pursue strategic growth—seeking new partnerships, integrating sustainable technologies, and expanding our portfolio in regions where responsible urban development can make the greatest impact. We remain steadfast in our mission to build not just structures, but thriving communities—ensuring that every project contributes to a better, greener future for Filipinos.
