Cavite emergesas Southern Luzon’s next economic powerhouse

Cavite is fast emerging as Southern Luzon’s next economic powerhouse—driven by rapid infrastructure rollout, master-planned communities, and a surge of investor interest. Once known mainly as a suburban escape from Metro Manila, the province is now firmly on the radar of developers, homebuyers, and business owners alike. At the forefront of this momentum is Federal Land and Nomura Real Estate (FNG), whose pioneering projects in General Trias and Imus are transforming how people live, work, and invest in the South.

The south’s next big investment destination

With a population of over 4.3 million and a gross value added (GVA) of P365 billion—making it the leading economy among all provinces outside Metro Manila—Cavite is no longer just a pass-through or overflow zone. It is a destination in its own right, offering both opportunities and a high quality of life. The province’s rise is underpinned by its strategic location and the unprecedented scale of infrastructure linking it to the capital.

Key transport developments are bridging the gap between Cavite and Metro Manila. The upcoming Cavite-Laguna Expressway (CALAX) is expected to cut travel time from Makati to General Trias to just 35 minutes. Once fully completed, it will significantly boost regional mobility. CALAX joins major expressways in the South—SLEX, MCX, and CAVITEX—in transforming accessibility for motorists and investors alike. The LRT-1 extension to Bacoor is already operational, with future plans to extend service to General Trias through the 6A project. Meanwhile, the development of Sangley Airport as a dual domestic and international gateway aims to decongest NAIA and enhance air connectivity for Southern Luzon.

These mobility upgrades are fueling residential and commercial growth in Cavite, opening new corridors of economic activity and placing cities like General Trias and Imus in the spotlight.

A game changer in General Trias and Imus

FNG, a joint venture between Federal Land and Japan’s Nomura Real Estate Development, is playing a defining role in Cavite’s evolution. With over 110 years of combined real estate experience, FNG brings together Filipino insight and Japanese precision—creating thoughtfully designed developments that resonate with modern lifestyles.

FNG’s first major project in the province, Yume at Riverpark, launched in 2023, exemplifies the company’s approach to livable, well-integrated communities. The 296-lot horizontal development features six pocket parks, a central park with swimming pool and Japanese gardens, and a clubhouse designed in collaboration with UDS Japan and Lor Calma & Partners. Every home is within 100 meters of green space, supporting wellness, relaxation, and long-term property value appreciation.

Yume at Riverpark offers the rare combination of suburban serenity and urban accessibility—qualities that have made it a top choice for families seeking a nurturing environment to grow. The project remains on track for completion by May 2026.

Riverpark North: A commercial hub takes shape

Building on the success of Yume at Riverpark, FNG launched Riverpark North Commercial Lots in 2024 to meet the rising demand for business and investment spaces. Located at the gateway of Riverpark North and just 750 meters from the upcoming CALAX Open Canal Interchange, the commercial lots are designed for high visibility, foot traffic, and accessibility.

Set across from the first SM City Mall in General Trias— the development is poised to become a vibrant retail and business destination. The commercial zone will offer a curated mix of shops, services, and offices, with thoughtfully integrated open spaces that encourage collaboration, relaxation, and community engagement.

With the initial lots already sold out, FNG plans to release more inventory soon to accommodate sustained demand. The success of this launch signals investor confidence in both the masterplan and the long-term value of the area.

With 131 hectares of land within Riverpark North under its stewardship, FNG is actively planning a 30-year development roadmap that will introduce more residential, retail, institutional, and mixed-use zones. This long-term vision positions Riverpark not just as a residential estate—but as a thriving, self-sustaining urban district.

Cavite’s future is here

General Trias and Imus represent the new face of Cavite—ambitious, well-connected, and open for investment. As more Metro Manila residents seek alternative locations for homeownership and businesses explore growth areas beyond the capital, these cities offer a compelling proposition. Their proximity to infrastructure, modern amenities, and open land make them ripe for transformation.

FNG’s approach—anchored on strategic partnerships, efficient land use, and human-centric design—sets a new standard for responsible, future-ready development. From Yume’s tranquil parks to Riverpark North’s buzzing commercial core, every element reflects a deeper vision of progress that benefits not just the present, but generations to come.

As families, entrepreneurs, and investors look South for their next move, it’s clear: Cavite isn’t just keeping up—it’s taking the lead. And with forward-thinking developers like FNG driving its ascent, the province is well on its way to becoming the South’s premier economic hub.
