FIABCI-Phil defines excellencein today’s global economic sense

As we live in a world where almost everything can be done in an instant, it’s so easy for quality to be overshadowed by the preference for accomplishing things faster. However, for the real estate sector, excellence grounded on integrity remains paramount.

“More than bricks and mortar, real estate is about trust. And trust is earned only through integrity,” said Dr. Reghis M. Romero II, Chairman of International Real Estate Federation or FIABCI- Philippines.

“We remain firm: There is no excellence without ethics. No prosperity without purpose,” Romero added “As FIABCI-Ph members, we persist in advocating for structural integrity and climate resilience in every project.”

As the Philippines is prone to natural calamities such as typhoons and earthquakes, it is imperative to build structures that will keep people safe.

“Our response must be more than reactive—it must be visionary,” Romero said.

Romero highlighted that in 2023 alone, disasters cost the Philippines over P18.1 billion from typhoons and P2.8 billion from earthquakes.

“This is why our annual celebration is not merely about winning. The awardees don’t just win the awards—they earn and deserve them,” Romero said, referring to FIABCI- Philippines’ annual Property and Real Estate Excellence Awards.

“They reflect not only technical excellence, but moral strength—especially in an era challenged by geopolitical tension, digital theft, and trade uncertainties,” he added.

Now on its 10th year since launching in 2015, The 2025 Excellence Awards is now on its 10th year since 2015, the Excellence Awards covers 16 categories  such as environmental (rehabilitation/conservation), heritage (restoration), master plan, hotel, convention, industrial, office, public infrastructure/amenities, high-rise, mid-rise, low-rise residential, resort, retail, rural, specialized, and sustainable development, with several of them having regional winners.

Of the 25 Real Estate Excellence Awards winners this year, 17 are gold winners while eight are silver winners.

For this year, the Excellence Awards is highlighted by its first-ever Chairman Emeritus Award, which was awarded to FIABCI-Philippines president Arch. Nestor S. Mangio.

Real Estate Fellows and Diplomates Conferred

In addition, the awards also recognized 21 Fellows and three Diplomates in real estate management, honoring practitioners for their contributions and performance in raising the industry’s quality standards.

Among the three diplomates are Nathaniel Romero, Primehomes Real Estate Development, Inc. chairman of the board; Chamber of Real Estate & Builders’ Associations, Inc. (CREBA) president Noel “Toti” Carino; and Emmanuel Rausa, FIABCI Philippines trustee.

Leading in their conferment were incoming world president Lily Chang of FIABCI International, past world president and FIABCI-Philippines chairman emeritus Florentino S. Dulalia Jr., and FIABCI international education & academic membership committee chairman Dr. Eduardo G. Ong.

FIABCI-Philippines is the only organization authorized by the Intellectual Property Office of the Philippines to award such titles to deserving members of the real estate industry.

Originally conceptualized in 1996 by the Philippine Council of Real Estate Educators, this tradition was carried forward by FIABCI-Philippines, beginning with its inaugural awards in 2015.

Megaworld Inducted in Hall of Fame

Since the Excellence Awards’ inception in 2015, FIABCI-PH has honored 101 Gold awardees for Outstanding Developers and recognized eight remarkable winners as Property Man of the Year.

“The past decade saw Andrew Tan and Megaworld Corporation posting extraordinary contributions that have earned them a revered place in the FIABCI-PH Hall of Fame,” FIABCI Philippines said.

It highlighted the contributions of the property giant such as the emergence of Megaworld townships that have revolutionized much of the CBD landscape, delivering property solutions to where these are needed.

Additionally, Megaworld Chairman Andrew Tan has won the Property Man of the Year title for three consecutive years.

The Oscars of Real Estate

FIABCI-Philippines noted that Megaworld along with this year’s excellence awardees automatically become eligible to compete in FIABCI-International’s Prix d’Excellence, the globally known and highly acclaimed “Oscars of Real Estate”, which is held annually at the last week of May.

The said award is given to only those projects that embody excellence in all disciplines involved in their creation – from conceptualization to execution and completion.

FIABCI- International or Federacion Internationale des Adminstrateurs de Biens Conceils et Immobiliers is a Paris-based global organization founded in 1951 and currently composed of 48 national and multinational chapters, 90 professional associations, 95 public and private academic institutions, over 2,300 regular members, and around a million associate members in more than 70 countries across the world, mostly spanning the Americas, Asia-Pacific, Europe, Africa & Near East.
