Global standards, local heart: The leadership behind Federal Land and FNG

Jose Mari Banzon
Federal Land President

“Real estate today goes beyond building physical structures—it’s about creating environments that elevate how people live, work, and connect. One of the most significant shifts in the industry is the increasing collaboration with global partners. At Federal Land, our partnerships with respected firms such as Nomura Real Estate, Isetan Mitsukoshi, Orix, Foster + Partners, and Hyatt Hotels have brought global expertise to the Philippines.

These collaborations raise the bar in architecture, property development, and hospitality. They introduce innovative technologies, refine construction standards, and bring new perspectives to master planning. Through this exchange of ideas, we’re able to deliver world-class developments that enrich lives, offer long-term value, and meet the evolving needs of Filipino homeowners and investors.

What keeps me passionate is the opportunity to build for the future. Real estate allows us to envision and shape possibilities for entire communities over the long term. It’s incredibly rewarding to see how thoughtfully designed developments can elevate lives, foster strong communities, and drive meaningful progress.

While it’s fulfilling to watch projects evolve from blueprints and vacant land into thriving neighborhoods and destinations, the most meaningful part of this work is the people. It’s in the families who find their forever homes, the businesses that grow, and the lives we help shape. That human impact is what makes this journey so worthwhile.”

Thomas F. Mirasol
Federal Land Vice Chairman and FNG President

“Real estate has always shaped how people live, work, and interact. In the past, people chose where to live based on proximity to work and lifestyle trade-offs. Today, convenience and travel efficiency matter even more.

We’ve moved beyond building homes and offices to creating mixed-use environments that support growth and well-being. At FNG, we blend Japanese and Filipino elements—designing spaces that are functional, premium, and thoughtfully made to elevate daily life. Real estate continues to shape communities by bringing opportunities closer to people.

The industry has evolved in design, technology, and customer expectations. Buyers now seek well-designed spaces in prime urban areas or greener suburbs. Construction practices are improving, and we actively share insights with partners. Digital transformation has reshaped our processes, from virtual tours to AI support and online transactions. There’s also growing demand for sustainability—people want homes that endure.

This year has been especially meaningful as I took on a new role while growing in another. At Federal Land and FNG, we’ve launched several developments and made consistent progress. Real estate is dynamic—it demands foresight and strategy. Our Chairman, Alfred Ty, sets the pace and pushes us forward.

Even after many projects, I still feel the same sense of purpose I had with my first launch. Seeing ideas come to life and witnessing homeowners receive their keys—these are the moments that define what we do. I also find fulfillment in mentoring high-performing teams and shaping the next generation of professionals.

Great communities are the foundation of a strong nation, built through thoughtful decisions and long-term investments that benefit both present and future generations.”

Yusuke Hirano
Federal Land NRE Global, Inc. (FNG) Vice Chairman

“As developers, we have the unique opportunity to shape environments that help individuals thrive. Real estate today goes beyond building structures—it creates spaces that support diverse lifestyles and priorities. When planned thoughtfully and designed with precision, projects become more livable, efficient, and responsive. We anticipate needs, integrate convenience with greenery and shared spaces, and generate jobs that benefit the broader community.

The real estate industry evolves alongside its clients. Today’s buyers are more perceptive and discerning, which drives innovation and healthy competition. Developers are now challenged to create meaningful value. For us, this led to the formation of FNG, a joint venture between Nomura Real Estate and Federal Land. Beyond embracing technology, we apply the Kaizen principle of continuous improvement—from residences and workplaces to retail and open spaces. Our goal is to shape high-quality, future-ready, and self-sustaining communities.

What keeps me passionate is the chance to create lasting impact. It’s fulfilling to transform the way people live and contribute to everyday life. Through our projects, we blend Japanese design and precision with Filipino creativity and values—building premium yet practical spaces for clients who appreciate thoughtful details.

This journey has also been personally meaningful because of the collaboration across cultures. I’ve gained insights into how different countries approach design and construction—shaped by resources, climate, and needs. Our joint venture unites two distinct cultures, and through open dialogue, we keep discovering better ways to build. While the process is long and complex, I believe it results in new value that customers will truly appreciate.

It is an honor for our three-year-old company to be recognized by PropertyGuru as the Best Breakthrough Developer in the Philippines and Asia—an important milestone that inspires us to keep striving for excellence.”
