Virendo’s record-breaking launch highlights Davao’s growth and rising demand for luxury living

The launch of Virendo, Ayala Land Premier’s (ALP) first high-end residential neighborhood in Davao, set a new benchmark in the city’s luxury real estate market, generating P2.7 billion in sales within its first week. The strong demand underscores the growing interest in master-planned communities in Davao, as the city continues its transformation into a thriving urban hub.

Held on February 9, 2025, the exclusive launch event welcomed select guests and industry stakeholders. Property Report participated in a guided tour showcasing key infrastructure projects shaping the region, including the Davao City Coastal Road, a major development aimed at enhancing connectivity across the city. Attendees also had the opportunity to walk through part of the Virendo site, where they witnessed firsthand the expansive views of Davao Gulf, offering a glimpse into the lifestyle that awaits future residents.

A new standard for living

Located in Toril, 16 kilometers from the city center, Virendo is designed as a low-density residential enclave, spanning 37.4 hectares and offering only 150 lots ranging from 450 to 1,803 square meters. The project’s name is derived from the Spanish words “verde” (green) and “pausado” (gentle/deliberate), reflecting its vision as “an elevated verdant haven framed by Davao’s hills and shorelines.”

The development integrates rolling terrain, natural waterways, and generous open spaces, creating a seamless blend of nature and modern living. Positioned between the Davao Gulf and the Mt. Virendo’s two amenity centers provide future residents with spaces for both leisure and community engagement:

• The Residents’ Lounge, located near the estate’s entrance, features indoor and outdoor gathering spaces, creating a welcoming environment for social interactions.

• The Sports & Leisure Center, situated at the highest point of the development, includes a social hall, pool complex, multi-purpose court, and a great lawn, designed for recreation and relaxation.

The amenity centers were designed by BAAD Studios, a firm known for creating purposeful and experiential spaces that blend sustainability with high-end living.
