“Golf course properties attract a diverse range of home buyers with various motivations. Golf enthusiasts are naturally drawn to these properties to live close to their favorite pastimes. Status symbol with higher insurance rates

These homes are also high-quality developments that are part of well-planned communities with top-notch infrastructures and services. Because of these, insurance rates are slightly higher compared to other similar properties in located in other areas.

Nix highlighted several factors that affect the rates. “First, homes in golf communities often have higher market values, resulting in higher insurance premiums based on the property’s value. Second, the geography of these communities, which often includes rolling hills, creeks, cliffs, and forestry, poses risks such as landslides and erosion, making building on sloping lands more expensive due to the need for earth-moving or more durable materials. Third, homes near golf courses face higher risks of damage from stray golf balls and increased visitor traffic, leading to potential liability issues.” She also added that perimeter properties may be more vulnerable to prowlers who can use the cover of trees and golf course terrain to break into homes during late hours.
