SMDC Good Stays, the official leasing and tenancy management arm of real estate giant SM Development Corporation (SMDC), knows that it’s the extra things that count. That’s why it offers both short- and long-term leases, along with unit maintenance services. SMDC wants to give its buyers a smooth investment experience.
On March 2, SMDC unveiled its latest venture, the Good Home Program. Launched at RED Residences, SMDC’s newest ready-for-occupancy (RFO) development on Chino Roces Ave. in Makati City, Good Home sets a new standard in convenience and sophistication for both homeowners and investors.
Prioritizing customer satisfaction
“Through Good Stays, we want to make true our promise to our investors and unit owners that they can monetize their investments in SMDC,” said Sharon Marcial, SMDC senior assistant vice president for project development, at the Good Home launch.
“If you are an investor or a unit owner and you enroll in Good Stays, we will help you find a long-term or short-term tenant. We even have other services for you that make moving-in day hassle-free, such as repairs and maintenance, housekeeping, and unit furnishing,” she added.
The Good Home Program is designed to streamline the transition process for property buyers. To fulfill this goal, SMDC invited affiliate partners to lend their expertise: SM Home, Our Home, Ace Hardware, and SM Appliances.
Available for RFO units, Good Home removes the inconvenience of shopping for individual appliances and furniture. With experts helping out, it will be a hassle-free move-in experience for end-users, and will also boost leasing readiness for investors.
The mechanics of the program are simple, yet effective: furnished unit options are available with any payment term; turnover and acceptance take place at the five-percent payment milestone. This flexibility lets clients seamlessly integrate the Good Home Program into their purchasing process without added stress or complexity.
“The launch of the SMDC Good Home program will make passive income even more convenient,” said Sandro Vicente Javier, SMDC vice president of project development. “This proves SMDC’s commitment to providing seamless tenancy experiences [to our customers].”
Form and function
To complement the launch, the event featured an Interior Design Talks segment. On the panel was the team behind the interior design firm A.Design: Anton Barretto, Tessa Alindogan, and Arthur Tselishchev.
Barretto is renowned in the fields of furniture design, manufacturing, and retail. He is also the host of the TV program Metro Home, as well as the editor of Metro Home & Entertaining magazine. Alindogan, a painter and interior designer, is the contributing editor of Metro Home & Entertaining magazine. Tselishchev, also a painter, is an art instructor, a fashion and lifestyle photographer, and a model.
At the launch, they shared some important tips on designing a condo unit.
“A harmonious balance of form and function is important, aside from the aesthetic value of a space,” Alindogan said. “You have to consider how you’ll use the space daily. Storage is important, for example. Use a bed frame that has storage underneath. Or stools with storage, too. Maximize your wall space with hanging cabinets.”
Barretto added more decor tips. “Your space should reflect your personality,” he said. “Pick pieces that you’re attracted to because you’ll be looking at them every day. For furnishings, make sure they’re comfortable. You want yourself and your guests to enjoy the space.”
Practical and luxurious
In addition to its practical benefits, the Good Home program also promises a touch of luxury. In the packages available are essential furnishings and appliances, including beds with mattresses, sofas, dining sets, refrigerators, and air conditioners. The package varies depending on the unit size. This makes sure that every space is optimized and looks great.
As the Good Home Program rolls out across various SMDC developments, SMDC Good Stays continues to set the benchmark for excellence in modern living solutions.
