Mantawi Residences boosts Cebuano homeowners’ quest for success

Part of the vision of RLC Residences, the residential division of Robinsons Land Corp., is to cater to the life plans and opportunities of Cebuano residents. This goal solidifies through the real estate developer’s newest premium development, Mantawi Residences.

The 20,328-square-meter (sqm), four-tower condominium was unveiled last April 14 at the NUSTAR Resort and Casino in Cebu City, in a grand launch spearheaded by top RLC executives.

“Why is this project investment-worthy? Why are we bringing you to the frontier of progress? I want to remind you that we are providing future-ready lives for our future residents,” said RLC Residences business development and design head Stephanie Anne Go.

Sotelo, vice president of project management Engr. Emmanuel Arce, and business development and design head Stephanie Anne Go.

“It is strategically located as we all know that the second biggest city in Cebu is Mandaue, where a lot of economic activity is bustling and many businesses are located there,” she added.

Homecoming

Mantawi Residences serves as RLC Residences’ return to its roots, as Cebu is where the late business magnate John Gokongwei, Jr. built the Gokongwei empire and where he learned his way around business and life.

“We at RLC Residences feel that Mantawi Residences is a project that best represents Mr. Gokongwei’s vision, which is to continuously search for opportunities and move successfully in life. That’s why we designed this condo development with unique and high-quality features that can support our future residents’ quest for success,”  said RLC Residences senior vice president and business unit general manager John Richard Sotelo.

A sense of control

Mantawi Residences will house 40 floors per tower. Its first tower will consist of 310 one-bedroom units (46 sqm), 148 two-bedroom units (92 sqm and 115 sqm), and 12 three-bedroom units (138 sqm). Its four penthouse units (207 sqm) will consist of three bedrooms, a dining area, a kitchen, a living room, a study den, a utility room, a powder room, and balconies.

For RLC Residences, this coincides with its plan of giving growing families the luxury of wanting to experience a good home.

“Whether you are looking for a one-bedroom that is 46 sqm or a three-bedroom penthouse as big as 207 sqm, we definitely have something for everyone. Whether you are a business owner who travels a lot or people who are planning to grow their families, there is something for you in Mantawi Residences,” Go said.

Prices of the units at Mantawi Residences start at P15 million for a one-bedroom unit to P60 million for a penthouse suite.

“We are guided by what the market is telling us and the market in Cebu is telling us that it’s ready. It’s not just the folks in Cebu who are ready and willing to pay, but also Filipinos who work abroad who are willing to make this investment as long as they can get their money’s worth,” Sotelo explained.

Moreover, the premium development boasts its accessibility to many businesses, institutions, and infrastructures.

“It is very beneficial for future residents, especially for business owners, to be situated near their businesses and their places of work,” Go said

“It’s also very accessible as you can get to any hospitals, schools, and leisure establishments in a few minutes. And, of course, it’s also in the home of one of many festivals in Cebu: the Mantawi Festival.”

However, more than just the location, RLC Residences believes that Mantawi Residences is a perfect fit for investment and quality living because of innovation and technology through their built-in smart home devices.

For quality sustainable living, Go explained how RLC Residences is planning to secure BERDE and EDGE certifications for Mantawi Residences.

“We are also delivering sustainable development for everyone because we are working with both local and international agencies for a green certification,” she said.

A place for upscale, elevated living

Another highlight of the Mantawi Residences development is the 1.3-hectare amenity area, which will feature beach-inspired swimming pools, a cascading water wall, a pet park, and an outdoor play area, among others.

“We are very proud that in Mantawi Residences, we designed the biggest amenities area in any RLC development. You definitely have something to do,” Go said. “It’s across multiple levels, 10 of which are outdoors and 11 of which are indoors.”

Apart from enjoying a dip and a walk, a future resident of Mantawi Residences can also work out at the condominium’s gym, watch a movie or two at the private theater, and organize events in the function room.

Moreover, residents can do their shopping at Mantawi Residences’ premium retail strip at the ground floor, featuring parking spaces, bakeries, groceries, local and international dining establishments, as well as stores of high-profile brands.

“We are not just building a community of homeowners. We make sure that we are including everyone in the community, in the area,” Go said.

The ‘heart’ of Mantawi

RLC Residences celebrity ambassador Heart Evangelista made a special appearance, singing praises with regard to the real estate developer’s past projects and the upcoming Mantawi Residences.

“They always come up with great projects and, of course, their upcoming Mantawi Residences is really nice. If you check out the amenities, which are 1.3 hectares, where are you going to find that? You have your own world,” she said.

The actress-socialite also found interest in the built-in smart home devices and the top-of-the-line look of every Mantawi Residences unit, as well as the luxury retail strip that will be located on the development’s ground floor.

“It’s going to be a place where lots of people will hang out. Everybody can go,” she said.

When asked how it is like collaborating with RLC Residences, Evangelista said she always loves working with good friends, citing company executives who have always been there to guide her when it comes to finding the right investment.

“I love how they think when it comes to investments and for people like us who work really hard, you have to make sure that napupunta sa magandang bagay ‘yong pinaghirapan natin,” she said. “I’ve collaborated with them on so many things and they just really advise me where it would be great to invest my money. So, I’m very grateful to work with them.”

Evangelista is a long-time ambassador for RLC Residences, having collaborated with them for her “Love Marie Designs” project where she designed her own condo unit at The Sapphire Bloc in Ortigas.

She also released a line of aromatherapy candles that are exclusively dedicated to welcoming new RLC Residences homeowners.

A Cebuano frontier of progress

Located at the heart of Ouano Avenue in Mandaue City, Mantawi Residences is expected to break ground in the late third quarter or early fourth quarter of 2029.

“We expect residences to move in by December 2029,” Sotelo added.

Mantawi Residences is RLC Residences’ third project launched this year, after Le Pont Residences in Bridgetown Destination Estate in Pasig City and the fourth tower of Sierra Valley Gardens in Cainta, Rizal.

Furthermore, the premier condominium development joins AmiSa Private Residences and Galleria Residences as one of three RLC Residences projects in Cebu.
