Citicore Holdings Investment Inc. is set to “disrupt” the property industry with the reintroduction of its property arm, PH1 World Developers (PH1), and its future projects in Metro Manila, Rizal, Cavite, and Bulacan.
This was announced by PH1 president Gigi Alcantara in a media roundtable held recently.
“And we will do that through innovation and engineering technology,” Alcantara enthused. “Our vision is to engineer a first-world Philippines. Hence, the name PH1, which stands for first-world Philippines. PH1’s thrust is to roll out projects that would carry that first-world quality through our partner builder Megawide.”
Previously known as MySpace Properties Inc., PH1 reflects its vision of becoming a first-world quality property developer. Its sister company, Megawide Construction Corp. (Megawide), is the contractor for PH1’s developments.
PH1 is set to fulfill this vision with their first three projects, namely The Hive in Taytay, Rizal, set for completion in 2023; My Enso Lofts in Quezon City, set for completion in 2026; and Modan Lofts Ortigas Hills in Taytay, Rizal, which is set to launch by the first quarter of 2023, and set for completion in 2026. The latter development will have three mid-rise condominium towers with 20 floors each, housing over 1,000 units with around 25 to 28 units per floor.
PH1’s projects are seen to attract the young professionals market, as well as upgraders and startup families. In addition, PH1 introduces an innovative engineering technology known as AddLoft, utilizing every unit’s high ceiling to expand its usable area.
Giving “extra space at no extra cost,” PH1’s AddLoft helps create additional space in the units, which can be customized and personalized depending on the user and his/her lifestyle.
“This is our ideal development. We don’t want to make it too dense,” PH1 and Megawide chairman and chief executive officer Edgar Saavedra said.
During the showroom tour, Saavedra and Alcantara showcased the AddLoft technology incorporated within the units of My Enso Lofts and Modan Lofts Ortigas Hills projects.
The studio units, which they described as “something that takes advantage of the refined and minimalist structure, provide extra space that you won’t find in usual studio units.” Apart from its unit area of 19.60 square meters (sqm), it provides an extra space of 7.40 sqm, having a total usable area of 27.00 sqm.
On the other hand, the one-bedroom Alpha unit provides a 34.06 sqm of unit area with 7.83 sqm of extra space, amassing to a total of 41.89 sqm of total usable area, while the one-bedroom Beta unit has a unit area of 39.20 sqm with an extra space of 11.72 sqm, having a total usable area of 50.92 sqm.
Lastly, the two-bedroom Alpha unit has a 50.08 sqm, having an extra space of 10.33 sqm and a total usable area of 60.41 sqm. Moreover, the two-bedroom Beta unit has 48.70 sqm of unit area with an extra space of 18.78 sqm, having a total of 67.48 sqm in the total usable area, while the two-bedroom Charlie unit has 68.12 sqm and a 16.58 sqm extra space, having 84.70 sqm of usable area in total. The two-bedroom Delta unit has a 58.80 sqm unit area with an extra space of 13.14 sqm, having a total usable area of 71.94 sqm.
With Megawide by their side, Alcantara is assured that projects like the Modan Lofts Ortigas Hills, which is the pilot project for PH1’s Modan Lofts brand, will be built using innovative methodologies.
“Megawide has always been our trusted partner builder and we’re confident that Ortigas Hills will be engineered using innovative methodologies that meet proper engineering standards,” she said.
Units for PH1’s Modan Lofts Ortigas Hills can now be viewed at My Enso Lofts development in Timog Avenue, Quezon City.
PH1 will also have projects set in Imus, Cavite, Santolan, Pasig City, and San Jose Del Monte, Bulacan.
