LIMA Tower One, the first premium office building in Batangas, has received the prestigious 5-Star BERDE Certification from the Philippine Green Building Council (PHILGBC)—a landmark achievement that highlights the province’s growing leadership in sustainable, future-ready development.
The recognition was formalized in a ceremony attended by PHILGBC leaders, executives from Aboitiz InfraCapital Economic Estates, and key partners. For Rafael Fernandez de Mesa, President of LIMA Land and Head of Aboitiz InfraCapital Economic Estates, the certification reflects the estate’s long-standing vision of inclusive progress.

“Today’s 5-Star BERDE Certification is more than an accolade. It affirms our deep and ongoing commitment to responsible development—where economic progress, environmental stewardship, and community upliftment move forward hand in hand,” Fernandez de Mesa shared.
LIMA Tower One serves as the crown jewel of the Biz Hub at LIMA Estate—a 70-hectare integrated business district spanning Lipa and Malvar. Strategically designed to blend office, retail, residential, hospitality, institutional, and industrial functions, the estate is redefining the role of industrial parks by fostering vibrant, people-focused environments outside the capital.

As demand for quality workspaces continues to grow in regional locations, LIMA Tower One is helping meet the needs of a mobile workforce seeking a better work-life balance closer to home. Among its first major tenants is Conduent, a top IT-BPM player in the country, which selected LIMA Tower One as the site of its first provincial office, occupying three floors. This move is expected to generate hundreds of high-value jobs for the Batangueño workforce.
Fernandez de Mesa also emphasized the significance of the BERDE (Building for Ecologically Responsive Design Excellence) framework, which is locally developed to reflect the Philippines’ environmental and socio-economic realities.

“We chose to pursue BERDE Certification not just because of its technical credibility, but because it was designed by Filipinos, for Filipinos—rooted in the realities and aspirations of our communities,” he said.
The BERDE recognition adds to the growing list of sustainability milestones achieved by Aboitiz InfraCapital Economic Estates, which manages nearly 2,000 hectares of industrial land across its portfolio. Hosting more than 250 global and local locators, the estates generate over 100,000 direct jobs and remain the only group in the country to have all its operational estates BERDE-certified—a testament to its commitment to sustainable industrialization.

Raymond Rufino, Chairman of the Philippine Green Building Council, lauded the company’s continued leadership in building communities aligned with global green standards.
“I have always encouraged fellow developers to embrace green building practices. The developments within Aboitiz InfraCapital’s Economic Estates exemplify how we can raise the bar—meeting global standards and demonstrating that the Philippines can lead in building green, future-ready communities,” said Rufino.

With the 5-Star BERDE Certification of LIMA Tower One, Batangas takes a significant leap in its transformation into a leading business destination—driving inclusive and climate-conscious growth for the region and the nation.
