Hana Garden Villas unveils model homes

Chan Toei Properties (CTP) has introduced showcase homes at Hana Garden Villas, highlighting its approach to delivering Japanese-quality ready-built residences south of Metro Manila.

The project is a joint venture between Filipino-owned Prime Eastern Spring Holdings and Japan’s TOEI Housing Corporation, combining Japanese design and engineering standards with space planning suited to Filipino households.

Located in Cabuyao, Laguna, less than an hour from Metro Manila and near established residential enclaves, Hana Garden Villas is positioned for families seeking homes outside the capital while remaining within reach of key urban centers.

The development comprises 126 house-and-lot units, with 92 percent already sold. Turnover is scheduled to begin soon, with the first homeowners expected to move in during the first half of 2026.

In January, CTP unveiled two model units within the community. Chairman Jose Mari Chan said the showcase homes were mounted primarily to demonstrate the design and construction standards of the company’s maiden development.

“We put up these showcase homes to serve as a testament, not only to the talent, hard work and synergy of our teams, but to the exciting potential that this kind of meticulously conceptualized residential community possesses for future developments,” Mr. Chan said.

He described the initiative as a proof of concept reflecting CTP’s focus on delivering quality homes designed for everyday functionality and timely completion.

“CTP is very proud of how Hana Garden Villas has come to fore, and we would like more Filipino families to take a peek into this community, to discover exciting possibilities for sustainable property development in the future,” he added.

In a statement, TOEI Housing president Chihiro Sato said: “TOEI Housing’s philosophy is to create homes that make people happy. Through this joint venture, we hope to embody the spirit of Japan’s home making in a form optimized for the Filipino lifestyle. We planned Hana Garden Villas to give greater value to homes in the Philippines with Japanese quality, safety, durability and comfort. I believe you see and feel that in our model units.”

The master plan was prepared by Joel Luna Planning and Design, with landscaping by CLARQ Design Studio. The clubhouse was designed by Jorge Yulo Architects and Associates, while the three- and four-bedroom villas feature design concepts by Leandro V. Locsin Partners, TOEI and Fedore O. Yap Architects.

“These model homes embody Japanese design principles thoughtfully adapted to the Filipino lifestyle—where function meets design, comfort meets craftsmanship, and cultures come together beautifully,” Mr. Chan said. “True to the vision of CTP, the development reflects a commitment to delivering Japanese-quality ready-built homes that bring comfort, joy and lasting value to families.”
